Our 3 step listing process

Step 1:

First, we set an appointment to come out to your home and meet with you.  This gives us the chance to visit, see if we might be a good fit to work together, and to look over your home.  We measure your home so we know exactly how many square feet of living area you have.  On average, each of those feet mean between $75 – $100, so we need to make sure and account for them all.  We also take comprehensive notes as we tour your home.  This first appointment usually lasts 30 minutes to 1 hour.

Step 2:

The next appointment is via phone and occurs 24 – 48 hours from the initial meeting.  At this point, we have researched the market looking for comparable homes that are actively being marketed, ones under contract, homes that have sold in the last 6 months to 1 year, and homes that have been withdrawn or expired.  When reviewing this data, it helps us determine a price range where we feel your home should be positioned.  We will present that range and prepare a probable offer net sheet so you can see what you will likely walk away with once the concessions, commissions, and closing costs have been deducted.  We will email you this analysis so you will be able to reflect back on our phone conversation.

Step 3:

The third and final step is a visit to your home for listing paperwork and pictures.  This usually lasts 30 minutes to 1 hour.  Once we have this step completed, you will be fully marketed within 24 hours.
